Similar to retail, we can even push through some light industrial properties. Owner occupied deals up to 90% stated!!
OFFICE
CONDOS OR WHOLE BUILDING
For owner occupied with certain criteria; we can get 90% LTV, even stated! Even investment properties can get up to 80% with great rates in the 7% range.
LIGHT INDUSTRIAL
This property type can be problematic, but we have gotten them done. Environmental issues must be addressed, digital photos say it all!
HEAVY INDUSTRIAL / MANUFACTURING
We have sources for the heavy industrial properties that cannot get done elsewhere.

FLAGGED OR UNFLAGGED

Flagged or Non-Flagged hotels/motels can be underwritten, typcially to a max of 75% LTV. From full doc franchised properties to small stated income, Mom & Pop motels; we have closed on these in under 35 days!
BOARDING HOUSES
Underwritten similar to multifamily, but taking into account a shared component of the property. (ie. Kitchen, bathrooms, etc.)
AUTO REPAIR/SERVICING
WITHOUT GASOLINE SERVICE
With no gasoline storage or service, we can get great rates on owner run or leased auto facilities up to 90% LTV ... stated income even!
GAS STATIONS
WITH AND WITHOUT RETAIL
Branded (named franchise) nationwide from $500,000 full doc; non-branded in Florida; LTVŐs typcially range up to 75%; in certain circumstances up to 90%.
FUNERAL HOMES
Specialty properties like funeral homes can get done stated or full doc; if the business is especially well established, great rates can be had up to 80% LTV.
RAW LAND
Where is it, how big is it, and what is it entitled / zoned for? ThatŐs the biggest items of what we need to know.
CONSTRUCTION / SPEC HOMES
Great spec home program requiring no personal financials or reserves, credit scores down to 560!
